Could your budget handle a higher mortgage rate?

AI Calc · Updated

Compare several contractual-rate scenarios while holding the other inputs constant. This reveals payment sensitivity without pretending to forecast a country’s future interest rates.

Check which part of the contract can change

A fixed-rate loan, a variable-rate loan and a loan with an introductory fixed period behave differently. Choosing a country does not supply a universal national borrowing rate. Read the actual offer and select its interest convention. A fee-inclusive APR is useful for comparing costs, but it is not automatically the correct rate to insert into a principal-and-interest formula.

Build a transparent stress example

Consider 12,000 repaid over one year in twelve monthly instalments, with no fees. At zero interest the payment is 1,000. At a nominal annual rate of 12%, using a 1% monthly rate, the payment is 12,000 × 0.01 / [1 − 1.01⁻¹²], approximately 1,066.19. The extra 66.19 reflects this hypothetical rate scenario. Neither rate is a market forecast or an offer available to a particular borrower.

Test the remaining monthly headroom

Add the higher payment to your full housing budget and check essential spending and reserves. For an actual rate reset, use the remaining balance and remaining term at that date, rather than starting again with the original loan amount. This simple comparison does not model contractual caps, reset dates, early-repayment charges or changing insurance costs.
